Stuart Sampley, AIA, is an Austin architect with more than two decades of experience helping clients navigate the design, development, and construction of distinctive residential projects throughout Central Texas.
As founder and principal of Stuart Sampley Architect, Stuart works directly with clients from the earliest questions of what can be built on a property through design, permitting, consultant coordination, and construction. His practice combines architectural design with an unusually strong understanding of Austin-area development regulations and the realities of residential construction.
Stuart approaches each project without a predetermined architectural style. Instead, the design grows from the people who will live there, the opportunities and constraints of the site, and the climate and context of Central Texas. The resulting architecture is highly personal—defined by clear planning, natural light, durable materials, thoughtful details, and spaces intended to feel as good to live in as they do to look at.
As a sole practitioner, Stuart remains personally involved throughout every project. Clients work directly with him rather than being passed between project managers or junior staff. This allows for a highly collaborative process and a continuity of knowledge from the first conversation through construction.
Architectural Services
Stuart Sampley Architect provides full architectural services for custom homes, major renovations, additions, and complex residential properties.
Services can begin with early programming and site evaluation and continue through schematic design, design development, construction documents, permitting, consultant coordination, contractor selection, and construction-phase services.
Throughout the process, Stuart works closely with homeowners, builders, interior designers, landscape architects, engineers, and craftspeople to keep the architectural vision, technical requirements, budget, and construction realities aligned.
Site Feasibility + Regulatory Consulting
In Austin and many surrounding communities, understanding what can actually be built on a property has become increasingly complex. Zoning is often only the beginning.
Stuart provides independent site feasibility and land-development consulting for homeowners, property buyers, architects, builders, developers, and real estate professionals who need a clear understanding of a property's development potential before committing significant time or capital.
Depending on the property, this analysis may include review of:
zoning and allowable residential uses
floor-area and building-size limitations
setbacks and building envelopes
impervious-cover limitations
building height
compatibility and neighborhood-specific regulations
Lake Austin and other overlay requirements
Wildland-Urban Interface requirements
tree protection and environmental constraints
floodplain and drainage considerations
easements and utility constraints
subdivision and plat issues
access and right-of-way considerations
applicable building-code requirements
permitting requirements and approval pathways
The objective is not simply to identify regulations, but to understand how those regulations interact with one another and what they mean for the design of the property.
For clients considering the purchase of a property, this work can help answer fundamental questions before closing: Can the house we envision actually be built here? How large can it be? Where can it be located? What constraints are likely to influence the design, schedule, and cost?
For existing property owners, regulatory consulting can help identify a practical path forward before significant design work begins.
Stuart can also assist with development strategy, permitting strategy, interpretation of applicable regulations, coordination with design consultants, preparation for meetings with reviewing authorities, and communication with local jurisdictions.
This service may be provided independently of architectural design, allowing Stuart to serve as a strategic advisor on projects designed by other architects or design teams.
Owner's Representative Services
For clients who want experienced, independent guidance during design and construction, Stuart also serves as an Owner's Representative, acting as an advocate for the homeowner's interests throughout the project.
A custom residential project involves hundreds of decisions and a team of professionals with different responsibilities. The Owner's Representative helps the client maintain a clear view of the entire project—connecting the architectural intent, budget, schedule, consultants, contractor, and day-to-day decisions.
Depending on the project and the client's needs, Owner's Representative services may include:
helping assemble and coordinate the project team
assisting with architect, consultant, and contractor selection
reviewing proposals, scopes of work, and project responsibilities
participating in preconstruction planning
reviewing budgets and cost estimates
evaluating contractor pricing and allowances
helping identify gaps or overlaps between consultants and contractors
monitoring project schedules and key milestones
attending owner, architect, and contractor meetings
reviewing significant change orders and construction decisions
coordinating communication among the owner, architect, contractor, and consultants
reviewing construction progress relative to the design intent
identifying issues requiring owner attention
helping manage selections and decision deadlines
assisting with project closeout, punch-list coordination, and completion
The role is particularly valuable for clients undertaking a large custom home, substantial renovation, or technically complicated project, as well as clients who simply do not have the time or construction experience to personally manage the many decisions that arise.
Unlike the architect or contractor—each of whom has a defined contractual role—the Owner's Representative looks at the project primarily from the owner's perspective. Stuart's architectural background, construction experience, and regulatory knowledge allow him to recognize issues early, ask informed questions, and help clients make better decisions throughout the process.
Owner's Representative services may be provided for projects designed by Stuart Sampley Architect or as an independent advisory service for projects involving another architect.
